Facility Manager - Luxury Condo Association in Weehawken, NJ
We are seeking an experienced and proactive Facility Manager to oversee our recently renovated luxury condo property in Weehawken, NJ. The ideal candidate will have strong leadership skills, technical knowledge, and the ability to manage a unionized workforce effectively.
Property Overview:
- 3 residential buildings with 177 owned units (some rented) and 1 exterior garage
- Amenities: Indoor pool, gym, community room, two parking garages, storage rooms
- Recently completed a multi-million-dollar capital improvement project.
Key Responsibilities:
- Oversee and manage facilities staff, ensuring efficient operations across multiple buildings; provide coaching, feedback and training; direct staff on efficient work flows
- Maintain cleanliness and appearance of the property, including prompt trash removal
- Address and manage service requests from homeowners (e.g., leaks, plumbing issues, painting, etc.)
- Manage expenses and adhere to budgetary constraints
- Utilize resident portal system for tracking service requests, facilities problems, and purchasing
- Assist with payroll management using ADP
- Ensure compliance with collective bargaining agreement and effectively manage unionized staff
- Maintain and oversee pool operations, including regular maintenance and testing
- Manage HVAC systems and address basic plumbing issues
- Manage relationships with vendors ensuring efficient, timely and correct delivery of services
- Implement preventive maintenance programs for all building systems and equipment
Qualifications:
- 4-6 years of experience managing porters, maintenance staff, and cleaners
- Knowledge of pool maintenance and testing procedures
- Familiarity with New Jersey building codes.
- Familiarity with HVAC systems and basic plumbing
- Experience working with unionized staff and understanding of collective bargaining agreements
- Strong leadership and communication skills
- Ability to manage multiple priorities and oversee staff across a large property
- Proficiency in using property management software and ADP payroll system
- Budget management experience
- Good communication skills
- Strong customer service orientation; treat residents, staff, contractors with respect and dignity
- Bilingual Spanish language skills, preferred
Preferred Skills:
- Experience managing luxury residential properties
- Knowledge of energy-efficient building systems and sustainability practices
- Familiarity with local building codes and regulations
Salary and Benefits:
