Overview
The Facilities and Maintenance Coordinator has a supporting responsibility to the overall operations of the property in accordance with WS’ policies, vision, and values. The ideal candidate is both a strategic thinker and a detail-oriented executor. Key Position Accountabilities:
- Collaborate with the Operations Manager to plan, organize, and monitor the scheduling, completion, and documentation of preventative and corrective maintenance activities, ensuring accurate record-keeping using designated systems.
- Perform a variety of maintenance and minor repair tasks on both interior and exterior areas of the property, ensuring its upkeep and functionality.
- Regularly inspect and maintain interior and exterior areas for cleanliness and risk management concerns, promptly reporting priority repair issues to departmental management.
- Conduct daily property walk-throughs to assess the condition of physical assets, promptly addressing any operational issues identified during inspections.
- Develop and implement comprehensive checklists for daily, weekly, and monthly tasks tailored to the property's specific needs.
- Assist the Operations Manager in managing vendors, overseeing contracts, insurance requirements, and optimizing staffing and performance for efficient operations.
- Maintain roof drains and conduct monthly inspections of catch basins for backups and proper functioning, performing emergency roof patching when necessary.
- Stay informed about lease terms for new and existing tenants, understanding maintenance.
- Operate lift equipment and ladders proficiently to conduct preventative maintenance and execute repairs effectively.
- Foster positive relationships with tenants, providing support and assistance as needed to address their concerns and ensure satisfaction.
- Follow and strictly adhere to all OSHA guidelines and safety protocols to maintain a secure working environment.
- Respond promptly to emergency maintenance situations, including weekends and evenings, as directed by management.
Requirements
- Proficiency in computer skills, including Microsoft Office, Word, Excel, and Outlook
- Ability to read and interpret blueprints, CAD drawings and other schematics
- Working knowledge of maintenance and operational functions
- Strong organizational and project management skills
- Clear, concise communication skills
- Orientation toward innovation, new technology and trying new things
- Desire to work hard & with a strong sense of urgency
- Can-do, optimistic attitude
- High ethical standards and integrity
- Must have discretion and ability to keep sensitive information strictly confidential
- Available occasional evenings and weekends for emergencies and high priority needs
- HVAC experience (Preferred)
- Electrical experience (Preferred)
Education and Experience
- Minimum 2 years of prior operations, facilities or property management experience
- Experience working in a fast-paced, rapidly evolving workplace
