Facility Manager

Work Location: 601 First Street NW, Grand Rapids, MI 49504

Position Classification: Full Time Exempt

About This Opportunity

Rockford is looking for a motivated and enthusiastic Facility Manager to manage and administer capital projects, renovations and construction of new facilities and/or existing facilities. This role will include managing contracts, contract preparation, on-site coordination, budgets, quality control, market outreach and all aspects of contract management process. You will work side-by-side with the Vice President and construction operations team to maximize the lifespan of the building while providing excellent customer service to our clients. You will be expected to manage multiple functions of building operations and maintenance of facilities within a campus and/or region. This position optimizes strong interpersonal and organizational skills while working within a collaborative and fun team. This position reports directly to the Vice President.

Key Deliverables of Role:

  • Work with Architect and Engineer firms to establish plans and specifications.
  • Work with project team to establish project budget.
  • Establish approved list of qualified bidders.
  • Establish project contract with Owner.
  • Generate Project Manual and scopes of work.
  • Approve distribution of plans to all trade contractors.
  • Approve distribution bulletins and addendums.
  • Verify that most current plans and specifications are issued to the field and trade contractors.
  • Accumulate bids and establish bid tabulation for presentation.
  • Perform post-bid interviews and work with trade contractors to meet project scope and budget.
  • Identify and engage appropriate vendors, contractors, and suppliers for project.
  • Value Engineer project, as required.
  • Establish preliminary Project Schedules.
  • Manage specific projects on site depending on project size and scope
  • Evaluate Project Superintendent to meet daily project needs for quality control, safety and schedule.
  • Review project buyout, scopes of work, and trade contractor list with Superintendent prior to start of project.
  • Host pre-construction meeting.
  • Create agenda and host on-site Owner meetings.
  • Manage project buyout.
  • Review all project invoices with Superintendent.
  • Communicate financial information with owner.
  • Acquire all necessary trade contractor pricing and back-up for any additional project costs.
  • Maintain Cost Control Log.
  • Create project change orders.
  • Manage project close-out.
  • Manage final invoicing requirements.
  • Manage warranty calls to meet company requirements.
  • Perform other duties as assigned.

Requirements

  • Bachelor's degree in construction or facilities management or related field.
  • 5 years of facilities management experience with at least 3 years of commercial construction experience.
  • The ability to organize, prioritize, and manage multiple tasks.
  • The ability to interpret design plans and other technical drawings.
  • Must be willing to travel. Some overnight travel may be required.
  • Knowledge of the operating practices of construction, architectural and building firms.
  • Must possess the ability to organize, prioritize, and manage multiple tasks.
  • Must possess superior verbal and written communication skills.
  • Maintain a positive, productive relationship with real estate and property owners.
  • Must possess skills in workflow analysis and management.
  • Intermediate to advanced Microsoft Office experience - Proficiencies in Word, Excel, Outlook, and PowerPoint.

The work environment for this position is a typical office environment with occasional construction site visits. When in the office, the physical demands require the ability to sit for long periods of time. Intermittent movement, such as accessing centrally located office equipment, lifting of 35 lbs, bending, stooping, kneeling, and climbing, may be necessary to perform the requirements of this position. Site visits may subject the individual to hazards commonly associated with construction.
