Director of Property Management
Location: Grand Rapids, MI (In-Office Position)
Position Classification: Full-Time Regular
Rockford is looking for a motivated and enthusiastic Director of Property Management to join the Grand Rapids office. The Director of Property Management leads the property management team to ensure the effective operations of the properties and provides long-term vision and growth for the department all the while upholding the companies goals and values. This position plays a pivotal role in providing strategic leadership and industry expertise with oversight in optimizing occupancy, financial performance and client satisfaction. This position reports to the Vice President of Property Management and has multiple direct reports.

Requirements
- Oversee the operational and financial performance of the portfolio.
- Uphold a “Safety First” mindset, ensuring all property management actives prioritize the safety and well-being of residents, team members, vendors, and guests of the properties.
- Provide leadership to the property management team by developing strategic goals and fostering a culture of excellence.
- Foster a culture of exceptional customer service and tenant satisfaction among property management team, and stakeholders.
- Lead the team and department by encouraging and creating professional development opportunities for team members.
- Develop and implement sustainable practices to align with industry trends and our commitment to “Drive Sustainability.”
- Maintain and foster relationships between team members, vendors, tenants, and clients.
- Prepare comprehensive performance reports for executive team, highlining key metrics and recommendations for improvements.
- Stay updated on industry developments, regulations, and best practices to ensure compliance and continued innovation.
- Oversee annual budgeting process for all properties and annual business plan for the department.
- Conduct periodic inspections of the property and tenant spaces to ensure quality and excellence is being upheld.
- Uphold risk management and emergency procedures.

Qualifications:
- Bachelor's degree with 10+ years working in the property management industry. Proven people management skills and experience.
- Thorough knowledge of building systems and components.
- Excellent proficiency in all areas of property management operations.
- Exceptional financial, organizational, analytical and decision-making skills.
- Exceptional communication, leadership, interpersonal and problem-solving skills.
- Experience with MS Office required - Proficient in Word, Excel, PowerPoint, Outlook.
- Proficiency in property management software and tools.
Bonus Skills and Experience:
- Fully understanding property management and its financial aspects
- Competency in Yardi or other property management software
- Valid real estate agent/broker license
- Master's degree preferred.
- Relevant industry certifications (Ex. CPM, ARM).

Type of Environment
The work environment for this position is a typical office environment in which physical demands require the ability to sit for long periods of time. Intermittent movement will be necessary to perform requirements of the position such as accessing centrally located office equipment and may be subject to lifting of 35 lbs., bending, stooping, kneeling and climbing.
