Position Summary: Preconstruction Manager shall perform all responsibilities and functions associated within the Preconstruction Department’s processes. This position will be responsible for the overall success and delivery of a project(s) preconstruction services through successful planning, budgeting and project transition to the KCG Construction team. The candidate must be a team oriented, collaborative individual working within an internal group of developers, design team and construction operations.
Requirements
Essential Duties and Responsibilities: (Must be able to perform the essential functions of this position with or without reasonable accommodation.)
- Manage project(s) preconstruction services from design through contract buyout
- Perform constructability review of assigned projects
- Review and provide feedback for Project Program at each stage of development
- Support the KCG estimating team to validate take-offs
- Assist in the development of project scopes of work and bid packages
- Issue RFP’s/bid packages to trade partners, coordinate responses and manage bid documents
- Finalize project budget price with the project team that meets the projects financial requirements and provide the maximum profitability within the established contract terms and conditions
- Monitor design scope for changes affecting budget and / or schedule; identifies cause, advises customer for customer decision.
- Manage value engineering and value enhancement efforts as required to serve the client including development of items and lists, compilation of ideas and presentation of information to the Project Team.
- Identify and promote solution to any problem, which might impede progress of the project or adversely affect developer and architect relations.
- Transparent, timely communication with Project Team.
- Ensure proper bid participation and coverage of all major Bid Packages by establishing and managing Trade Partner relationships on behalf of Preconstruction.
- Assist the Director of Preconstruction in establishing new regional and national accounts, as needed.
- Key collaborator for new and existing subcontractor relationships
- Assist in mentoring, training, and growing the preconstruction staff
Knowledge and Qualifications:
- Bachelor's degree in construction or business management preferred
- Well versed in preconstruction and construction management methodologies and procedures.
- Proven background in wood frame on site construction project management.
- A minimum of six (6) years of construction experience
- High level of experience with process management and improvement.
- Strong analytical and logic skills with the ability to maintain a high degree of precision on assigned responsibilities
- Computer skills required: Microsoft Excel, project scheduling software programs such as Microsoft Project and Procore
