Position Summary: The Executive Vice President (EVP) of Development at KCG Companies, Inc. oversees the Property Management division and is a key member of the executive team. The EVP of Property Management is responsible for providing strategic and operational leadership across the company’s real estate portfolio, ensuring properties meet financial performance targets, regulatory requirements, and ownership objectives. This role involves managing a team of Regional Property Managers and other property management staff to drive profitability and ensure sustainable growth.

Requirements

Leadership and Team Development:

  • Lead, mentor, and motivate a diverse team of property management professionals, including Regional Property Managers, Property Managers, and Maintenance Supervisors.
  • Cultivate a culture of excellence, collaboration, and accountability within the team.
  • Oversee the recruitment, training, and development of property management staff.

Strategic Planning and Execution:

  • Develop and execute strategic plans aligned with company objectives, ensuring effective implementation and measurement of success.
  • Collaborate closely with cross-functional teams to support holistic business goals, particularly in areas of development, construction, and property lease-up.

Financial Management:

  • Collaborate with Portfolio Management to monitor, evaluate, and optimize property performance in alignment with ownership/investment objectives.
  • Develop and implement cash management strategies to ensure positive operational cash flow and meet revenue targets.
  • Develop, implement, and manage annual operating budgets and profitability plans across the portfolio.

Performance Monitoring and Improvement:

  • Establish mechanisms for proactive identification of performance trends and implement corrective measures where necessary.
  • Regularly report on progress and initiatives to stakeholders.

Employee Engagement and Development:

  • Design and implement programs to enhance employee engagement, recognition, and alignment with company values.
  • Coordinate to develop property management training and education programs.

Policy and Procedure Development:

  • Develop and implement policies and procedures to support overarching business objectives, ensuring compliance with relevant federal, state, and local regulations.

Stakeholder Relations:

  • Foster positive relationships with federal, state, and local housing agencies, as well as joint venture partners.
  • Ensure compliance with all regulatory requirements and represent the company at industry conferences and events.

Procurement and Resident Satisfaction:

  • Oversee the development and implementation of company-wide procurement practices and resident satisfaction programs to enhance operational efficiency and tenant experience.

Knowledge and Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field.  Advanced degree preferred.
  • Relevant certifications such as Certified Property Manager (CPM) may be advantageous.
  • Minimum of 15 years of progressive experience in the property management industry, with demonstrated successful leadership overseeing multiple regional managers and properties.
  • Experience working for a privately held, for-profit affordable housing owner/manager or fee management firm with a significant presence in affordable housing is preferred.
  • Strong understanding of state and federal affordable housing finance programs, compliance regulations, and the technical, political, and social dynamics of the industry.
