POSITION SUMMARY:

The position requires the right person to plan, organize and manages facilities, equipment, construction projects and provides management of capital projects, including scope definition, budget development and implementation related to building equipment and systems at all MHC owned or managed properties. Provide oversight and consultation for the maintenance programs at MH owned or managed properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Coordinates relevant inspections with representatives of public agencies and insurance carriers.  Keeps organized records and stays current with changes in regulatory standards and requirements.
  • Create/develop and maintain, in an organized manner, all building as-built plans, operation and maintenance manuals, and literature for all equipment and materials including electrical and mechanical drawings per office of Statewide Health Planning and Development (HCAI) license standards for facility construction projects.
  • Coordinates with contractors. Contracts, directs, and inspects the work of all contractors and subcontractors who are engaged in new construction and remodels.
  • Maintains a highly ethical relationship with contractors and vendors, holding them accountable to high standards.
  • Maintains the capital budget and works with senior leadership and Executive Director in completing the projects throughout set capital year.
  • Responsible for the Departments budget under the Facility Services Directors umbrella.
  • Other duties as assigned by the Executive Director, Administrator.
  • Responsible for initiating assigned projects, planning, executing, and monitoring them to completion.
  • Keeping the Executive Director updated on the process and progress of the projects.
  • Leads Maintenance, Environmental Services, Laundry, Shipping and Receiving, and Purchasing Departments.
  • Is responsible for leading the disaster meetings, safety committee meetings, and ensuring that the Emergency Response Plan is properly implemented and followed during an event.
  • Is responsible in communicating with the outsourced guard company in having a high standard of safety for the community.
  • Responsible for the maintenance and upkeep of the landscape company, in insuring that the work is being carried out.
  • Responsible for the HVAC outsourced company and ensuring the HVAC company has a preventative maintenance plan in place that includes a consistent monitoring strategy.  

OBRA & TITLE 22 REQUIREMENTS

  • Ensures that residents’ rights to fair and equitable treatment, self-determination and individuality, privacy, property, and civil rights, including the right to wage a complaint, are well established and maintained at all times.
  • Maintains confidentiality of appropriate resident care information to assure their rights are protected.
  • Reports all incidents/accidents, unsafe, and hazardous conditions/equipment immediately. Follows established safety rules and regulations.

Requirements

Any combination of Education and experience that would provide the necessary knowledge and abilities listed, typically:

  • Registered or licensed professional engineer preferred.
  • Credentials as a Facilities Management Professional (or equivalent certification) from a recognized association.

KNOWLEDGE, SKILLS AND ABILITIES:

  • Extensive knowledge of HVAC, pneumatic, electrical and mechanical systems.
  • Working knowledge of OSHA, HCAI, and Title 22.
  • Construction experience and general knowledge of trades required.
  • Ability to accurately evaluate plans, invoices, proposals, technical drawings.
  • Experience as a licensed General Contractor in commercial and/or institutional construction; or an acceptable combination of the above.
