Colliers is seeking a highly skilled and motivated Senior Building Engineer to be a key member of our team, overseeing the operations and maintenance of one of our premier office buildings. In this critical role, you will drive energy management, implement preventive maintenance, and manage operational objectives, ensuring the building functions efficiently while maximizing value for the owner. This position requires a strong commitment to excellence and the highest standards of service.
Key Responsibilities:
- Maintenance & Operations: Actively working on the day-to-day operations of the building, ensuring that key systems (HVAC, electrical, plumbing, life safety) operate efficiently and in compliance with safety standards.
- Preventive Maintenance Strategy: Design, implement, and continuously improve preventive maintenance programs that align with company objectives and industry best practices.
- Project Management: Lead and manage tenant improvements and building projects, coordinating contractors, resources, and timelines to ensure project specifications are met, as required.
- Technical Expertise: Provide hands-on maintenance and troubleshooting for mechanical systems, including HVAC, chillers, boilers, pumps, generators, fire life safety equipment, etc.
- Energy Management & Reporting: Drive energy management initiatives, conduct energy analyses, and support cost-saving strategies that enhance building efficiency.
- Safety & Compliance: Ensure adherence to building codes, safety regulations, and company policies, while addressing emergencies promptly and professionally.
- Vendor & Budget Oversight: Manage vendor relationships, including bidding out maintenance service contracts and/or projects, prepare the annual budgets for building projects and maintenance services.
- Communication & Relationship Building: Build strong relationships with tenants, property management teams, and contractors, fostering a responsive and collaborative environment.
Requirements
- Education: High school diploma or GED required. Additional certifications or trade licenses (e.g., Journeyman or Master Electrician) are preferred.
- Experience: Minimum of 5 years in building engineering or facilities management.
- Certifications: EPA refrigerant certification is highly desirable.
- Technical Expertise: Proficiency in HVAC, electrical systems, and building automation. Ability to interpret mechanical and electrical blueprints and schematics.
- Physical Requirements: Ability to lift up to 50 lbs and perform physical tasks such as climbing, stooping, and handling equipment safely.
- Computer Skills: Strong proficiency in Windows-based software and the ability to utilize tools for budget and energy management.
- Communication Skills: Excellent verbal and written communication skills, with a customer-first approach to interacting with tenants, vendors, and management.
- Problem-Solving: Ability to manage multiple projects, troubleshoot complex issues, and recommend timely solutions.
