As a Residential Property Manager at Harmoniq Residential, you will be responsible for overseeing the day-to-day operations of a brand new and recently constructed community in Sheboygan, WI. You will ensure that the residential community is well-maintained, meets occupancy goals, and provides a relaxing suburban retreat. This role involves collaborating with various departments to meet clients' needs effectively.

Responsibilities:

  1. Manage all aspects of the residential community to ensure it is well-maintained and meets occupancy goals.
  2. Conduct leasing activities including showing units to potential tenants, negotiating leases, and drafting lease agreements.
  3. Maintain positive relationships with current tenants and address maintenance issues promptly.
  4. Regularly inspect properties to ensure compliance with company standards and local regulations.
  5. Develop and maintain relationships with vendors, contractors, and suppliers.
  6. Collaborate with other departments to ensure properties are compliant and meeting clients' needs.
  7. Stay informed about local rental market trends and implement strategies to maximize revenue.

Requirements

  1. Bachelor’s Degree in Business Administration, Real Estate, or a related field, demonstrating a commitment to professional development and industry expertise.
  2. Proven track record with 3+ years of hands-on experience in residential property management, showcasing your ability to thrive in the dynamic real estate landscape of Sheboygan, WI.
  3. Exceptional communication and negotiation skills, enabling you to build strong relationships with tenants, vendors, and stakeholders, and effectively represent our properties in the local market.
  4. In-depth understanding of local rental market trends and a keen ability to adapt strategies to changing market conditions, ensuring optimal occupancy rates and revenue generation.
  5. Thorough knowledge of relevant local legislation and regulations, ensuring compliance and mitigating risks for our residential properties.
  6. Proficiency in property management software such as Appfolio or Yardi, demonstrating your ability to leverage technology for efficient operations and client service delivery.
  7. Strong multitasking abilities and adeptness at managing competing priorities, essential for successfully overseeing the day-to-day operations of our residential communities.
  8. Possession of a valid driver's license and reliable transportation for property visits and showings, reflecting your commitment to providing excellent customer service and maintaining property standards.
