Basic Function
The primary role of the Sales Manager is to coach and train the adopted selling techniques and strategies throughout our sales staff which are consistent with our marketing initiatives, product and company image. Also, continually seeking new methods for increasing profits while meeting budgeted sales goals.
Duties and Responsibilities
- Ensure NHSs maintain adequate sales and closing volume(s) to consistently maintain above a net of 2 sales per month performance and 9.0 customer satisfaction ratings.
- Ensure NHSs maintain follow up and company contact management system at 100%.
- Ensure NHSs distribute customer referral cards and Realtor promotions on an ongoing basis.
- Develop and train new Sales personnel and provide ongoing support and individual onsite training to achieve company sales objectives.
- Employee must be a standard bearer for the Built with Care program, the Eastwood buying experience, and must be proficient in managing compliance with the touch back rule, contract completion process and procedures, inventory home guidelines, mail away policy and procedure, and missing items policy compliance.
- Recruit, develop and retain top performing sales personnel.
- Staff assigned sales center during all published model home hours. Effectively assign approved company sales personnel to prescribed model hours during periods of leave, vacation, company function or other approved time spent away from the model home.
- Establish individual performance goals and conduct annual employee reviews for the sales staff.
- Introduce and implement Company objectives for sales and mortgage programs.
- Initiate, represent and/or coordinate various outreach events for Company to include but not limited to Sales promotions, trade shows, model home openings, sales center events, Sales and Marketing Council and Realtor functions.
- Participate in professional training seminars as scheduled by Company.
- Organize and conduct quarterly training seminars and phone a-thons with NHSs.
- Gather, organize and report competitive analysis, market feasibility studies, and customer profile data and general market and pricing research analysis as directed.
- Provide feedback on advertising possibilities, point of sale and collateral information, on and off-site signage and company image and positioning.
Requirements
Qualifications
- Demonstrate a thorough understanding of the Real Estate industry and the residential home-building process;
- Must have at least 3 years prior homebuilder sales and managerial experience;
- Must carry an active Real Estate Brokers License and represent Company as “Broker-In-Charge”;
- Be able to effectively interact with customers, Realtors, vendors, land development companies, code enforcement officials, inner company personnel and industry piers;
- Demonstrate a complete knowledge of the home building process from land acquisition to product development and positioning to sales release to contract administration to closing;
- Demonstrate the disciplines and controls required to strictly control costs including but not limited to overhead expenditures as well as hard and soft house cost;
- Be capable of effective interaction with vendors, customers, inner company personnel, mortgage companies, governmental agencies, land developers, and other Company associates;
- Demonstrate a complete working knowledge Windows operating systems as well as various office software packages (Microsoft Word, Excel and Outlook);
- Demonstrate the ability to manage tight deadlines, promptly address changes without disrupting schedules, and managing high volumes of work with minimal direct supervision;
- Have a complete working knowledge of basic and advanced new home selling techniques and the ability to educate and coach new and experienced personnel.
- Have a complete working knowledge of the mortgage industry including multiple financing programs.
- Maintain a clean and organized work environment.
