Overview:

Appletree Bay is seeking a highly organized, self-motivated, and communicative Property Manager with 3+ years of real estate experience to join our team! The ideal candidate will have a solid understanding of HOA operations, proficiency in Excel, and an ability to manage multiple tasks while maintaining a high level of customer service.

As a Property Manager, you will manage a portfolio of 8-10 HOA associations in Chittenden County, with a focus on fostering positive relationships with homeowners, board members, and vendors. This is a full-time, in-person position based in Burlington, VT. The position offers significant opportunities for growth, and the ability to build a rewarding, long-term career.

 

Key Responsibilities:

  • Homeowner Association (HOA) Management: Serve as the primary point of contact for 8-10 HOA associations, managing day-to-day operations and ensuring that homeowners’ needs are addressed efficiently.
  • Vendor Management: Interface with vendors to coordinate maintenance and repair services, ensuring work is completed on time and within budget. Basic understanding of roofing, siding, painting, and construction to facilitate vendor conversations.
  • Communication: Serve as a key liaison between homeowners, board members, and vendors. Effective written and verbal communication is crucial in this role.
  • Meeting Leadership: Comfortable leading HOA board meetings, including virtual meetings (via Zoom) and occasional in-person meetings. Ability to manage board member discussions and mediate differing opinions. There are approximately two evening meetings per week conducted via Zoom. Work hours for these meetings can be adjusted to ensure that the employee does not incur overtime.
  • Administrative Support: Maintain accurate records of HOA operations and financials using AppFolio. Ensure timely follow-up on outstanding issues, including construction projects and property maintenance.
  • Financial Management: Use Excel to track and report on budgets, expenses, and other financial matters related to property management. Excel proficiency is a must for this role.
  • Field Work: Occasionally visit properties to assess conditions, ensure compliance with HOA rules, and address any immediate issues that may arise.

 

Qualifications:

  • Experience: Minimum of 3 years managing Homeowners' Associations (HOA) with a focus on residential communities.
  • Skills:
    • Excel proficiency: A requirement for handling financial and property management tasks.
    • Excellent Communication: Strong written and verbal communication skills are critical for interacting with board members, homeowners, and vendors.
    • Multitasking & Organization: Ability to juggle multiple tasks effectively and stay organized in a fast-paced environment.
    • Customer Service: Focus on providing excellent customer service, being approachable and professional, and managing relationships with residents and board members.
    • Basic Property Knowledge: Comfortable with basic property maintenance and construction terminology (roofing, siding, painting).
    • Team-Oriented: We are looking for a true team player, someone who can collaborate with a small office of ~10 people and contribute to a positive, collaborative work environment.
