Full Circle Property Management is seeking a dedicated and experienced Maintenance Director to join our team. This role demands a combination of leadership and hands-on maintenance skills, including the ability to manage and complete work orders while overseeing maintenance operations effectively. Responsibilities:
- Lead, manage, and supervise a team of maintenance technicians and staff.
- Independently complete your own work orders while assigning work orders to other team members
- Sharing on-call pager responsibilities with maintenance team
- Develop and implement maintenance plans, strategies, and schedules for all properties.
- Ensure that all maintenance tasks are completed efficiently and in a timely manner.
- Oversee the maintenance budget and ensure cost-effective solutions.
- Coordinate and prioritize maintenance requests and work orders.
- Maintain accurate records of maintenance activities, expenses, and inventory.
- Collaborate with property managers and other departments to meet maintenance goals.
- Provide training, support, and guidance to maintenance staff.
- Develop and maintain relationships with vendors and contractors.
- Stay up-to-date with industry trends, regulations, and best practices.
- Ensure compliance with safety, health, and environmental regulations.

Requirements
- In-Person work at our Burlington, VT office location and surrounding Chittenden County area
- Reside within 45 minutes of Burlington, VT, to facilitate on-call responsibilities
- Prior experience in maintenance management or a related field.
- Strong leadership and team management skills.
- Excellent problem-solving and decision-making abilities.
- Ability to effectively prioritize and coordinate multiple maintenance tasks.
- Knowledge of building systems, equipment, and maintenance procedures.
- Experience with budgeting, expense tracking, and cost control.
- Good communication and interpersonal skills.
- High school diploma or equivalent, additional technical certifications or degrees are preferred.
- Valid driver's license and reliable transportation.
- Willingness and ability to successfully complete a Post Offer, Pre-Employment (POPES) physical screening
- Willingness and ability to complete a drug screening before employment

7. Physical Endurance:
• Capacity to work in various environmental conditions, including extreme temperatures, noisy environments, and confined spaces.
• Endurance to perform physically demanding tasks for extended periods.
8. Vision and Hearing:
• Adequate vision to read manuals, schematics, and labels, and to inspect equipment for defects.
• Sufficient hearing to detect sounds indicating potential issues, such as leaks or equipment malfunctions.
9. Basic Fitness:
• General physical fitness to ensure overall health and the ability to handle physical job demands without undue fatigue.
