Job Summary

We are seeking a Title & Real Estate Specialist that will play a vital role in supporting the Legal Team and will report to in-house real estate counsel.  This position will provide real estate and transactional support to Urban Grid, with an emphasis on real estate closings and title curative work.  The ideal candidate will possess excellent organizational skills, attention to detail, and the ability to work independently in a fast-paced environment.

Responsibilities

  • Procure and review title commitments, proformas, heirship reports, and mineral title reports
  • Review ALTA surveys and site plan drawings for necessary crossing agreements, potential encroachments, and discrepancies in legal descriptions
  • Identify title issues and draft potential curative action plans; Assist in drafting and obtaining documentation to cure such title issues
  • Interface directly with external partners and vendors, including surveyors, title companies, and outside counsel, to obtain revised commitments, proformas, final surveys, and curative documents as deliverables for financing and closing transactions
  • Track and report on projects, including the status of title searches and title curative work
  • Review OLAs, OPAs, easements, and other land control documents for exercise obligations
  • Draft real estate closing documents, including owner’s affidavits, sworn statements, escrow instructions, SNDAs, crossing agreements, mineral waivers, and other curative documents
  • Field questions and requested revisions from lenders’ and investors’ counsel and coordinate with title companies and surveyors, as well as other internal and external parties
  • Work closely with real estate counsel to resolve a variety of day-to-day title and real estate issues throughout the various stages of solar project development
  • Collaborate with internal departments, including development, engineering, construction, and finance teams to ensure smooth and efficient acquisition, development, and financing of projects

Requirements

  • Bachelor's degree in paralegal studies or a related field.
  • Paralegal certification or relevant work experience in the legal field.
  • A minimum of three (3) years of title and curative or real estate paralegal experience, preferably in solar or wind, but relevant experience in oil and gas or commercial real estate will also be considered
  • Proven track record for closing complex multi-parcel transactions, as well as proficiency in drafting basic real estate and title curative documents
  • Familiarity with closing mechanics and documentation, knowledge of title insurance, and the ability to summarize legal documents and contracts
  • Excellent research and analytical skills with the ability to summarize complex legal issues concisely
  • Proficient in document drafting and review
  • Familiarity with project development processes and permitting requirements for solar energy projects
  • Attention to detail and ability to manage multiple tasks and deadlines
  • Strong communication and interpersonal skills to collaborate with internal teams, clients, and external stakeholders
  • Proficiency in legal research tools, MS Office, and document management systems

Location: Remote work is acceptable for this position.  Position will be hybrid for the Houston, TX & Richmond, VA locations.
