Lincoln Avenue Communities (LAC) is seeking a Senior Project Manager to join our experienced team of real estate construction professionals who manage a diverse portfolio of affordable multi-family housing properties across the United States. LAC has a robust new construction pipeline and continued growth through property acquisitions, both of which require extensive input regarding design and construction. Our Project Managers will lead and assist in various construction activities and provide project management leadership for multiple projects. As Sr. Project Manager, you will make sure that the scope and work are completed on or ahead of schedule, on or under budget, and that all stakeholders receive open and prompt communication of goals, objectives, and timelines.

This position reports to the SVP, Construction. While our headquarters are in Santa Monica, CA, candidates located anywhere in the country are equally considered and we welcome their application. This role requires 50% travel.
Requirements
What You'll Contribute
- Assist preconstruction group, when possible, to become familiar with process, design meetings, contract review, managing internal and external projects, generating schedules, and reviewing scope, timelines, costs, long lead time items and GCs.
- Manages job start-up and schedule planning through project completion and closeout including appropriate tools.
- Challenges internal and external project team to identify and implement cost and time-saving measures.
- Lead (internal) and participate (external) in schedule logic reviews, weekly project team meetings (OAC’s), mid-project review, general contract meetings and other necessary meetings required to effectively complete the project.
- Review and obtain internal approvals for all internal and external change orders; process approved change orders with subcontractors and General Contractor.
- Lead monthly reviews of project updates, cost logs, and other activities with deal team.
- Forecast effectively project cost reports for internal jobs.
- Documents timely potential issues affecting the internal budgets.
- Implements and monitors project management tools on a regular basis for the internal projects.
- Designs and implements corporate procedures and systems.
- During Post-construction process, ensures timely closeout including punch list, schedule and monitor work throughs, ensure completion of lien waiver (internal), lender requirements, and other activities, participate in post-mortem meetings, ensure proper record keeping for physical and electronic storage, and resolve internal warranty issues and other external issues.
- Designs and implements corporate procedures and systems with a focus on the primary management tool used by LAC, Deal path.
- Establish and maintain positive and effective relationships and communication with LAC leadership, construction team, individual project teams, consultants/architect/engineers, contractors, finance partners, and governmental agencies.
- Participate in and lead education efforts across the firm, including hosting Q&As, teaching, and training programs.

Education and Experience
- Bachelor's degree in architecture, construction management, engineering, or related field.
- Loss control, construction, or related experience.
- Completion of additional specific project management programs is a plus.
- 10+ years' experience in an architectural, construction or long-term project management capacity.
- Knowledge of scheduling software and project management software.
- Experience with multiple construction types and styles
- Knowledge of Microsoft-based software applications including Outlook, Excel, Word.
- Knowledge of Deal path is a plus.
- Thorough knowledge of trade activities through subcontractor or self-performance.
- Experience in scheduling, estimating, and pre-construction processes and procedures.
- Understanding of construction management processes, building codes, safety regulations, and trades (survey, testing, excavating, site utilities, carpentry, electrical, plumbing, concrete, landscaping, masonry, metals, woodwork, roofing, insulation, siding, EIFS, window/doors, drywall, painting, mechanical, and HVAC) required for successful completion of the project.

Benefits
The expected base salary for this role is $130,000 - $170,000. This represents the current target and is subject to change. To determine starting pay, we carefully consider a variety of factors, including primary work location and an evaluation of a candidate’s skills, experience, market demands, and internal parity.
