What we are looking for
AvantStay is looking for a Maintenance Dispatcher to coordinate maintenance requests and dispatch appropriate vendors and maintenance technicians to our rental properties in the market. This role will be essential to providing a best in class experience to both our guests and homeowners.
Must reside within or near Port Aransas.
What you’ll do
You will be responsible for the following duties and responsibilities, which may not be an exhaustive list:
- Partner with Area Manager and Maintenance Supervisor to resolve maintenance issues in your market
- Coordinate maintenance requests and dispatch appropriate personnel to rental properties in a timely manner.
- Prioritize maintenance tasks based on urgency, property occupancy, and guest satisfaction.
- Communicate effectively with property owners, guests, and maintenance staff to ensure clear understanding of issues and resolutions.
- Maintain accurate records of maintenance requests, including details of tasks, time taken for completion, and materials used.
- Monitor maintenance schedules and follow up on outstanding tasks to ensure timely completion and adherence to service level agreements.
- Identify recurring maintenance issues and collaborate with property management to implement preventive measures.
- Coordinate with external contractors and vendors for specialized maintenance needs beyond in-house capabilities.
- Stay updated on local regulations and safety standards relevant to vacation rental properties to ensure compliance.
- Provide exceptional customer service by addressing maintenance concerns promptly and professionally, aiming to enhance guest experience.
- Utilize maintenance management software or tools to streamline dispatching processes and maintain organized records.
- Assist in developing and implementing efficient maintenance protocols and procedures to optimize resource utilization and minimize downtime.
- Move heavy objects and be on your feet for prolonged periods of time
Requirements
- Minimum 2 years experience in maintenance dispatching
- Knowledge of home maintenance
- Willingness to do what it takes for us to reach our goals
- Great communication skills and the ability to think on your feet
- A perfectionist attitude and an obsession over all the details
- Must have a smartphone
- Tech savviness to troubleshoot home technology issues and comfort navigating apps to document work
- Ability to lift heavy objects
- Ability to be self-sufficient and independently complete jobs
- Must be able to access the market by car in 30-60 minutes
- Must have a reliable car
- Must have the ability and availability to work weekends, holidays, and with an overall flexible work schedule to fit current business needs
- Business needs dictate hands on market presence.
