As the Director of Retail Real Estate at LV Collective, you will oversee all retail operations within our student housing and multifamily portfolio. Your primary responsibility will be to manage and enhance our retail spaces by partnering with the right brokers, securing a curated tenant mix, ensuring the successful execution of leases, and aligning retail strategies with LV's mission. This role is integral to the development, negotiation, and management of leases, and facility planning, ensuring our retail experiences not only meet but exceed expectations.

  • Skilled at managing multiple workstreams and coordinating with various stakeholders, including brokers, tenants, attorneys, architects, and internal teams.

  • Adept at building and maintaining strong relationships with industry professionals. 
  • Highly organized and capable of driving projects from concept to completion.

Retail Strategy & Development 

  • Identify and hire local brokers who are best suited for each market, overseeing their efforts to curate a desirable tenant mix and negotiate and execute leases.  
  • Develop, nurture and maintain relationships with national tenants who would be a good fit for college markets. 
  • Create and implement retail strategies for each market, ensuring we secure the best tenants and maximize the potential of our spaces. 
  • Consult on the design and layout of retail spaces in new and existing buildings, working closely with the architecture and design teams. 
  • Travel to new and existing markets to gain intimate knowledge of local retail environments, guiding decision-making for new projects. 

Operations & Management 

  • Oversee the daily operations of all retail real estate, including lease negotiations and property management. 
  • Establish and maintain strong relationships with landlords, brokers, developers, contractors, engineers, architects, and other real estate professionals. 
  • Serve as LV's primary liaison in all retail real estate matters, ensuring effective communication and partnership across all stakeholders. 
  • Work closely with the management team on ongoing operations, renewals, closures, and sublets. 

Collaboration & Communication 

  • Partner with the construction team to ensure landlord work letters are completed as required. 
  • Collaborate with the marketing team on signage, flyers, websites, videos, and more to promote retail availability. 
  • Work with the hospitality team to develop concepts that fill retail spaces with tenants aligned with our brand. 
  • Work with the investment team on underwriting market rents for retail spaces across multiple markets. 
  • Oversee parking contract negotiations with tenants, including offsite parking arrangements as needed.  
  • Work with the design team on tenant test fits, ensuring spaces meet tenant needs and project goals.  
  • Collaborate with the architecture team on designing retail spaces, including determining ideal sizes and exterior signage standards. 

Requirements

  • Bachelor's degree in Real Estate, Business, or a related field. 
  • Minimum of 5-7 years of experience in retail real estate, with a focus on leasing and property management. 
  • Proven ability to manage complex projects and multiple workstreams simultaneously. 

Business Skills 

  • Excellent organizational and time management skills, with the ability to prioritize tasks and manage deadlines effectively. 
  • Proficiency in real estate management software and Microsoft Office Suite. 
  • Strong negotiation skills with a track record of successful lease agreements. 

Personal Qualities 

  • A strategic thinker with a proactive approach to problem-solving. 
  • Excellent communication and relationship-building skills. 
  • Ability to work independently and as part of a team in a fast-paced, collaborative environment. 

Bonus points for… 

  • Experience working with student housing or multifamily portfolios. 
  • Familiarity with local and national retail markets. 
  • Experience in design consultation and space planning.
