As a Project Manager the ideal candidate will provide leadership for multiple complex projects by providing project delivery guidance, resource coordination, communication, conflict resolution, and oversight / quality monitoring among multiple sites.
The goal is to provide the company with accurate information that will help in operations and strategic planning.
Responsibilities:
- Establish initial scope, schedule, and budget in collaboration with clients and affected staff.
- Project liaison with institutional executive management for all project activities, from project initiation; scope, budget, and schedule definition, execution; turn-over, project close-out, and reporting.
- Monitor project delivery, budgets, quality, and schedules to assure compliance with the approved budget and project goals.
- Monitor compliance with D4 Construction Services, LLC. rules and regulations, state statutes, federal regulations and laws on all projects.
- Review and approve project expenditures for consultant services, service contracts, construction pay applications, and other owner-provided professional and technical services (e.g. geo-tech, survey, TAB, audit, forensics, etc.) within authority limits.
- Ensure third-party managers and consultants provide compliant project delivery.
- Monitor and evaluate the performance of assigned third-party project managers and service providers.
- Monitor and manage the relationship between third-party program managers, project architects, engineers, contractors, other consultants, and institutional staff.
- Resolve conflicts between project stakeholders to ensure project goals are met.
- Provide training and resources on new policies and procedures as required.
- Assist with the development and management of project closeout documents and building an as-built document drawing library.
- Maintain familiarity with codes and regulations applicable to design and construction, including International Building Codes, NFPA 101, TDLR, OSHA, ADA, ASHRAE 90.1, SWPPP, and any special requirements of the building type (e.g. restaurant, health codes, etc.) or the local jurisdictions as required.
Preferred Qualifications:
- Ten (10) years of project management experience required.
- Associate degree in construction management, or relevant job-related experience
- Knowledge of construction management processes
- Knowledge of building products, construction details and methods, and relevant regulations and quality standards
- Competent in conflict and crisis management
- Strong time management and multi-tasking skills
- Proficient interpersonal, written, and verbal communication skills
- Critical-thinker and problem-solver
- Competent with Microsoft Office software (Word, Excel, Outlook, PowerPoint)
- Revit / AutoCAD skills preferred
- Understanding and willingness to perform the necessary physical demands, working conditions and physical effort required to be successful in the role.
