KPM is looking for an Chiller Maintenance Technician to join the team at our Dallas Apartment Complex!
This is a full time position and compensation will range based on experience.
The Chiller Maintenance Technician is responsible for overseeing the complex Chiller system while simultaneously supporting the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects.
Responsibilities:
- Perform preventative maintenance on Water Cooled Chiller equipment, units, and components
- Coordinate and schedule appropriate safety and skills training for maintenance employees
- Inspect facilities periodically to determine problems and necessary maintenance
- Oversee maintenance staff, prepare weekly maintenance schedules, and allocate work to appropriate team members
- Contribute to the development of the overall maintenance budget and ensure compliance at the property
- Monitor inventory of materials and equipment and replenish as needed
- Perform other duties assigned
Requirements:
- 1,000 units and 3 + years experience as a Maintenance Supervisor or related role
- Previous Experience working with Water Cooled Chiller System
- HVAC and EPA certified
- High School Diploma or Equivalent required
- Customer service experience
- Must have a valid driver’s license
- Bilingual is a plus, but not required
- Must be flexible and dependable
- Must be a team player
Physical Requirements / Working Conditions:
- Prolonged periods of sitting, standing, and walking throughout the workday
- Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders
- Must be able to lift and / or move up to 50 pounds
- Must be able to work indoors / outdoors or in extreme weather conditions
- Must be able to work weekends and/or evenings on a rotating schedule
Requirements
Experience:
- Product/Process knowledge in the following areas:
- Air handlers, chillers, rooftops, heat pumps, cooling towers, mini-splits and other HVAC equipment.
- Burners and Gas Train components
- Hydronic and steam boilers, boiler controls, hydronic and steam system components.
- Electrical components, including: motors, solenoids, relays, switches, etc.
- Mechanical fluid system components
- Three (3) to five (5) years of documentable mechanical/electrical troubleshooting.
