Fergmar is seeking an experienced Area / Regional Property Manager to oversee our Multifamily / Commercial Property Management Team in Victoria, TX and surrounding areas. With over 700 directly owned and managed doors, we're looking for a leader to drive revenue, maintain properties, and build strong tenant relationships in our unique, non-metropolitan market.
Location: Victoria, TX - Local/regional applicants preferred Experience in similar-sized markets or non-metropolitan areas is highly valued.
Your responsibilities will include:
Revenue Maximization and Occupancy Management:
- Develop and execute strategies to optimize revenue and occupancy rates
- Analyze and respond to local market trends specific to Victoria, TX and surrounding areas
- Collaborate with marketing to effectively promote properties
Financial Oversight and Budget Management:
- Lead budgeting and financial planning for all properties
- Monitor and control expenditures, approving major expenses
- Oversee implementation of approved Capital Expenditures
- Analyze financial reports to drive performance improvements
Team Leadership and Development:
- Guide and support Community & Portfolio Managers
- Oversee maintenance activities, ensuring efficient unit turnovers within budget
- Conduct performance reviews and identify team training needs
- Foster a collaborative, high-performing work environment
Policy and Procedure Management:
- Ensure compliance with company policies across all properties
- Perform regular audits and implement improvements
- Refine policies to enhance operational efficiency
Client and Partner Communication:
- Act as primary contact for upper management and external partners
- Deliver regular reports on property performance and operational status
- Resolve escalated issues and conflicts

Requirements
- Proven track record in revenue maximization and expense control within multifamily or commercial property management
- Minimum 5 years experience as a Property Manager or in a similar regional role overseeing multiple communities and types of properties
- Demonstrated success in leading and managing teams to achieve financial targets
- Strong financial acumen with experience in budget creation, analysis, and performance tracking
- Expertise in implementing strategies to increase occupancy rates and rental income
- Proficiency in controlling operational costs without compromising property quality or tenant satisfaction
- Experience in performance management, including setting and monitoring KPIs for staff
- Excellent negotiation skills, particularly in vendor management and contract negotiations
- Ability to analyze market trends and adjust strategies to maintain competitive advantage
- Strong problem-solving skills, especially in addressing issues that impact property profitability
