We are seeking an experienced Senior Project Manager to oversee and manage our multifaceted construction projects across the nation. The ideal candidate will have extensive experience in multifamily housing—encompassing market rate, affordable, and senior housing—as well as a strong background in rehabilitation projects. This role requires exceptional leadership skills to manage multiple, geographically dispersed projects efficiently while ensuring adherence to company policies and industry standards.
Key Responsibilities:
1. Construction Site Management
- Oversee daily operations of construction sites, ensuring compliance with company policies and procedures.
- Maintain an orderly and safe job site, adhering to all safety and health regulations.
2. Project Management & Cost Control
- Prepare comprehensive bid packages and ensure accurate job cost tracking.
- Implement effective value engineering and precise estimating techniques.
- Manage project buyouts and administer change orders efficiently.
- Select and negotiate with bidders to ensure cost-effective project execution.
3. Project Setup and Scheduling
- Execute proper submittal processes and ensure efficient schedule preparation.
- Ensure all contracts are properly executed and maintained.
- Utilize integrated software tools for effective project setup and management.
4. Construction Phase Oversight
- Set up projects correctly from inception to completion.
- Administer subcontractors and manage change orders.
- Coordinate subcontractor activities and monitor project schedules for compliance.
- Lead productive progress meetings and expedite material procurement to meet deadlines.
5. Project Close-Out
- Archive all project files systematically.
- Complete subcontractor close-outs and monitor punch lists to ensure timely completion.
- Secure customer referrals and ensure the collection and distribution of warranties and manuals to owners.
- Achieve satisfactory personal referrals from customers to foster company reputation.
6. Team Leadership and Communication
- Supervise and develop project team members, fostering a collaborative and innovative work environment.
- Communicate effectively with owners, subcontractors, associates, and management to ensure seamless project execution.
- Plan and organize work efficiently, directing and controlling workflow to meet project goals.
- Handle conflicts adeptly and support staff development initiatives.
7. Safety and Compliance
- Enforce safety and health rules consistently across all projects.
- Address and rectify safety issues promptly, ensuring all subcontractors comply with safety regulations.
Requirements
Qualifications:
- Education:
- Bachelor’s degree in Construction Management, Engineering, Business, or a related field preferred.
- Alternatively, a fourth-year college or university program certificate with two to four years of relevant experience and/or training.
- Equivalent combination of education and experience will be considered.
- Experience:
- Minimum of 10 years in project management within the construction industry.
- Proven experience managing multifamily projects (market rate, affordable, senior housing) and rehabilitation projects.
- Demonstrated ability to manage multiple projects nationwide effectively.
- Skills:
- Strong leadership and team management abilities.
- Excellent communication and interpersonal skills.
- Proficient in project management software and integrated construction tools.
- Ability to handle complex scheduling, budgeting, and cost control.
- Adept at problem-solving and conflict resolution.
Supervisory Responsibilities:
- Directly oversee project team members, ensuring adherence to organizational policies and applicable laws.
- Conduct regular evaluations of associates, promoting staff development and maintaining high performance standards.
