About the role
We’re currently recruiting an experienced residential Estimator in our Cleveland market. The Estimator's primary role is to create detailed scopes of work on scattered job sites to ensure adherence to our specifications, quality of work, and timely delivery. An excellent Estimator must be well-versed in all construction methodologies and procedures and able to coordinate with a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind, great organizational skills, and be very comfortable in a fast-paced, technology-driven environment. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.
Responsibilities
- Conduct thorough pre-purchase inspections on single family homes and create a detailed scope of work/estimate.
- Coordinate with local project team to ensure a smooth handoff prior to project start.
- Perform QC inspections and create detailed punch lists to ensure all projects meet IHM standards.
- Perform move in and move out inspections for unit turns.
- Create estimates/scopes of work for unit turns.
- Responsible for retaining contractor estimates/bids for major maintenance issues and overseeing the work through completion.
- Research material, labor, equipment pricing for cost estimating projects.
- Analyze cost of current and previous projects.
Requirements
- Must have 5+ years of Project Management experience in Single Family Home Renovation or New Construction
- Deep knowledge of general construction principles and techniques including mechanical, electrical, plumbing, and structural elements
- Knowledge of local contractors and subcontractors, and the ability to recruit them to work on our homes if needed
- Great personality with a strong ability to communicate well and gain the trust and respect of others; stand by your word and own mistakes
- Eagerness to join an entrepreneurial setting at a fast-growing company Comfortable communicating through a variety of technology-driven mediums, including email and other cloud-based systems
- Knowledge of construction practices and local labor costs, plus knowledge of uses and costs of materials
- Ability to multi-task and adapt to evolving situations and priorities, strong organizational skills, and attention to detail
- Assure safety/environmental standards are used and comply with all company, local, city, state, and federal guidelines
- Solid understanding of local, state, and federal building code requirements
