The Property Manager (single-family rental homes) is a multi-faceted role committed to providing a best-in-class experience to our future and current residents. This is a dual-function position that will help support the management of our portfolio in Cleveland but will also act in a “centralized” manner to help support our teams and drive performance across all markets. The Property Manager responds to resident inquiries (both routine and emergency), providing quality, accurate resolutions utilizing multiple internal systems and resources.
This role will also make recommendations to leadership based on research, findings, and best practices to improve our internal tooling, processes, and procedures.
Key Responsibilities
As the friendly, often first point of contact within Imagine Homes Management, the Property Manager uses creative problem-solving to ensure customers’ needs are heard, prioritized, and met. This customer-obsessed role will work closely with residents and Imagine Homes colleagues (both in-market and offshore) on items relating to leasing, move-in/move-out, maintenance, renewals, delinquency, turnover, and more. This work could include ensuring vacant homes are rent-ready and completing move-out and move-in inspections. While one of the primary functions will be communication with existing and future residents, this role will also help ensure compliance with our policy and procedure on all things property management. The Property Manager will also work closely with the SVP, Operations on key projects and initiatives.
Other Responsibilities (include, but not limited to)
- Following up with prospective future residents
- Ensuring proper underwriting of rental applications
- Supporting move-in process and experience for new residents
- Maintenance troubleshooting (remote) and coordination/de-escalation of issues
- Management of alerts from our smart home system
- Delinquency follow-up and overall payment management
- Supporting lease renewal process
- Ad hoc resident requests (pet, roommate, lease termination, etc.)
Requirements
- 3+ years experience in residential property management (scattered site, single-family rental experience is a plus)
- Ability to work independently and accurately in a fast-paced, collaborative, and results-driven environment
- Excellent customer service, verbal, and written communication skills
- Well-organized with great attention to detail
- Proactive problem solver
- Sense of humor and positive attitude
- Solid understanding of fair housing laws
- Competency in MS Office, G-Suite, and relevant databases and software
- Appfolio experience is a plus
- Rently Experience is a plus
- Bachelor’s Degree preferred
- Active real estate license is a plus
