Job Summary:

 

The Pre-Construction Assistant Project Manager holds a pivotal role within Singleton, tasked with assisting project managers in meticulous preparation of bids, construction estimates, and pricing analyses to secure competitive bids. This position demands keen attention to detail, robust analytical abilities, and effective collaboration with internal and external stakeholders. The Pre-Construction Assistant Project Manager is entrusted with upholding Singleton’s core values (Value People, Build Trust, Deliver Excellence), ensuring the attainment of project margins, and adhering to stringent deadlines for bid submissions.

General Responsibilities:

·       Define clear scopes of work to facilitate accurate bidding for projects.

·       Leverage Pantera to inform bid development, ensuring data-driven decisions.

·       Conduct comprehensive reviews of bids alongside the project managers before submission.

·       Work with project managers to analyze bid feedback meticulously to enhance bid success rates.

·       Thoroughly analyze plans and specifications to prepare accurate construction estimates.

·       As directed by project manager and/or director of operations, conduct site visits as necessary to ascertain comprehensive scopes of work.

·       As directed by project manager and/or director of operations, attend client presentations and take lead in the distribution of plans and bid packages.

·       As directed by project manager and/or director of operations, perform detailed quantity take-off.

·       Ensure adherence to customer requirements for bid proposal submissions.

·       Assist in development of specialized bidding tools tailored to meet the unique needs of each customer program.

·       As directed by the project manager and/or director of operations, conduct thorough analyses of vendor and subcontractor bids to inform bidding strategies.

·       Assist in value engineering solutions to enhance bid competitiveness.

·       Collaborate with the project managers to streamline project procurement processes.

·       As directed by project manager and/or director of operations, procure subcontractors for trades without hard bids post-award.

·       Prepare subcontractor scopes for accurate bidding.

·       Initiate and maintain effective subcontractor outreach efforts.

·       Cultivate and maintain relationships with key subcontractors and vendors.

·       Work with director of operations to integrate operational issues and lessons learned into bidding process.

·       Ensure comprehensive integration of all subcontractors into the Pantera database.

·       Utilize Pantera to communicate project award statuses to subcontractors.

·       Ensure all addendums are sent to bidders in a timely matter and documentation is updated accordingly.

·       Ensure vetted subcontractor pricing is available for all trades on every bid.

 

Working Environment and Location:

This position primarily works in an office environment in our Lancaster, Ohio office. Additionally, this position will require the ability to travel to a job site.

Requirements

Required Skills/Abilities:

·       Demonstrated success in building internal trust and strong relationships with internal and external stakeholders.

·       Proficiency in estimation software and Microsoft Office suite.

·       Excellent written and verbal communication skills.

·       Excellent organizational skills and attention to detail.

·       Ability to manage multiple projects concurrently.

·       Exceptional analytical and problem-solving skills.

Education and Experience:

·       Degree in Construction Engineering, Building Science, Construction Science, or related field preferred, or demonstrated work experience.

·       Minimum 2 years of experience in construction estimation or related roles within the construction industry, or demonstrated work experience.

·       Participation in continuing education and training to stay up to date with best practices and to hone skills.

Physical Requirements:

·       Prolonged periods of sitting at a desk and working on a computer.

·       Ability to travel to job sites as required to conduct safety audits. 

·       Ability to occasionally lift and/or move up to 50 pounds.
