SUMMARY
At Banyan Living, we are seeking a Leasing Consultant to join our team in helping prospective tenants find their ideal home. As a Leasing Consultant, you will be responsible for leasing, marketing, and maintaining positive resident relations in our multi-family residential apartments. Reporting to the Property Manager, you will play a vital role in ensuring the success and profitability of our community.
LEASING - SALES
● Greet prospects and qualify them by covering all criteria, asking questions, and utilizing completed guest cards.
● Record all telephone and in-person visits promptly and accurately in our leasing system.
● Maintain and organize guest cards according to established procedures.
● Inspect models and available units to ensure they are in market-ready condition and communicate any service needs to the Property Manager.
● Demonstrate the community and apartment/model, applying product knowledge to meet the needs of clients and effectively close the sale.
● Assist prospects in completing applications and securing deposits in accordance with company procedures and Fair Housing requirements.
● Update availability report and process applications for approvals, including conducting credit checks and rental history verifications.
● Ensure apartments are ready for move-in according to the lease agreement.
● Follow up with prospects who did not close and attempt to close the sale again. Refer them to sister communities if unable to meet their needs.
● Obtain new residents' signatures on appropriate paperwork prior to move-in.
● Orient new residents to the community and assist in monitoring lease renewals.
● Monitor advertising effectiveness and gather information about market competition.
● Always represent Banyan Living in a professional manner.
ADMINISTRATIVE
● Accept rental payments and promptly deliver them to the Assistant Community Coordinator.
● Type leases and complete appropriate paperwork accurately and in a timely manner. Review with the Community Manager before obtaining signatures.
● Maintain current resident files and record daily inspections for the community.
● Distribute all company-issued or community-issued notices.
● Keep accurate monthly commission records on leases and renewals for bonus purposes.
● Assist the management team with various tasks as required.
● Consistently implement the policies of the community.
RESIDENT RETENTION
● Receive all telephone calls and in-person visits, listening to resident requests, concerns, and comments.
● Complete maintenance service requests quickly and inform the maintenance team. Answer residents' questions about the community, repairs, rent, rules, etc.
● Ensure that all maintenance repairs are handled satisfactorily by following up with residents on completed service requests.
● Maintain open communication with the Property Manager and Maintenance Supervisor.
● Contribute to the cleanliness and curb appeal of the community on an ongoing basis.
● Assist in planning resident functions and attend/host functions as directed by the Community Manager.
MARKETING
● Participate in outreach marketing activities regularly to attract prospective residents.
● Advise residents of referral concessions if permitted.
● Assist in placing, removing, and updating banners, balloons, signs, and other marketing materials.
● Distribute newsletters, pamphlets, and flyers.
● Conduct market surveys and keep track of competitive communities.
REQUIREMENTS
As a Leasing Consultant at Banyan Living, we expect the following:
● Fair Housing Certification or willingness to obtain prior to interacting with prospective residents.
● Strong oral and written communication skills.
● Proficient in using computers, including Microsoft Office applications and community software.
● Positive attitude and ability to provide excellent customer service.
● Ability to work a flexible schedule, including evenings and weekends.
● Previous customer service or sales experience preferred.
● Neat, clean, and professional appearance.
● Compliance with Banyan Living's employee handbook and guidelines.
Requirements
To excel as a Leasing Consultant at Banyan Living, you should possess the following:
● Friendly, enthusiastic, and eager to help prospective tenants relocate to upscale luxury properties.
● Ability to quickly learn new processes and procedures.
● Computer savvy with a desire to grow your skills.
● Previous experience in the service industry, such as restaurants or hotels, is a plus.
● Attendance is an imperative job function.
