Job Description

As a Real Estate Broker at SimpleREALTYADVISORS, you will play a vital role in managing and facilitating real estate transactions for clients across various sectors. Your primary responsibility is to help clients navigate the complexities of the real estate market, offering strategic advice and ensuring smooth transaction processes. You will leverage SimpleCITI's extensive resources and market intelligence to provide clients with comprehensive real estate solutions, including property acquisition, leasing, and sales.

Your role will involve cultivating and maintaining strong client relationships, identifying and capitalizing on market opportunities, and ensuring compliance with all regulatory requirements. You will also work closely with other SimpleCITI teams to deliver integrated services and solutions that meet client needs and exceed their expectations.

Role Overview:

Marketing, Leasing, and Sales:

  • Oversee the marketing, leasing strategy, and/or sale of Assets or Real Estate Portfolios, including working with external brokers and leveraging internal resources to attract high-quality tenants.
  • Utilize internet listing services (ILS) platforms such as LoopNet, CoStar, CREXi, and BuildOut to promote leasing opportunities for vacant spaces within the portfolio.
  • Lead open houses, property tours, and canvassing initiatives to showcase properties to prospective tenants or buyers.

Transaction Facilitation and Negotiation:

  • Lead the negotiation of purchase, sale, acquiring, and lease agreements- ensuring terms are in the best interest of the firm and adhere to all legal and financial requirements.
  • Facilitate all aspects of commercial real estate transactions, including coordinating with legal, finance, and third-party consultants to ensure thorough due diligence and timely execution of transactions.
  • Work closely with legal teams to ensure compliance with all regulatory and contractual obligations throughout the transaction lifecycle.

Market Research and Investment Analysis:

  • Conduct detailed market research to support strategic decisions regarding acquisitions, dispositions, and leasing within the private equity portfolio.
  • Analyze market trends, property values, and macroeconomic indicators to provide actionable insights into potential investment opportunities.
  • Assist in the preparation of investment memoranda and due diligence reports for senior management and investment committees.

Requirements

Qualifications:

  • Proven experience in commercial real estate brokerage or investment with a strong understanding of legal and regulatory frameworks.
  • Excellent negotiation skills with a proven track record of successful real estate transactions.
  • Strong understanding of commercial real estate documentation, including purchase agreements, lease agreements, and compliance requirements.
  • Ability to work in a fast-paced, high-pressure environment with a focus on maximizing portfolio value and compliance with internal and external standards.
