Job Description:
The Developer’s Owner Rep, is responsible for ground-up development in the metro New York market, serving as a cornerstone in championing our interests across a spectrum of projects and initiatives. This multifaceted role entails cultivating and nurturing relationships with various stakeholders, ranging from architects and engineers, to general and sub contracts and their trades, to government agencies, overseeing all aspects of project development, from inception to flawless completion. SimpleCiti is a tech forward company and will expect strong usage of data and project and construction management software, with the eventual goal of completion got plans, on time and under budget.
Construction Knowledge:
· The ideal candidate will possess a robust understanding of construction principles and practices, including but not limited to:
· Building Codes and Regulations: Comprehensive knowledge of local building codes, zoning regulations, and permitting processes to ensure full compliance and expedited approvals.
· Construction Materials and Methods: Familiarity with a wide range of construction materials, techniques, and methodologies to make informed decisions regarding project design, execution, and budgeting.
· Cost Estimation: Proficiency in cost estimation methodologies to accurately forecast project expenses, analyze bids, and negotiate favorable terms with vendors and subcontractors.
· Scheduling and Planning: Ability to develop and manage comprehensive project schedules, incorporating critical path analysis, resource allocation, and milestone tracking to ensure timely project completion.
· Safety Compliance: Prioritize safety compliance by implementing stringent safety protocols, conducting regular site inspections, and ensuring adherence to Occupational Safety and Health Administration (OSHA) guidelines.
· Subcontractor Management: Effectively manage subcontractor relationships, including selection, contract negotiation, performance evaluation, and resolution of disputes, to ensure seamless project execution.
Key Responsibilities:
1. Stakeholder Management: As the chief liaison for the real estate owner developer, foster robust relationships with a diverse array of stakeholders including investors, contractors, architects, government agencies, and community members. Uphold transparent communication channels to address concerns, solicit feedback, and maintain alignment throughout the project lifecycle.
2. Project Oversight: Assume a vigilant stance in monitoring and supervising every facet of the development process, meticulously steering projects from conception to fruition while upholding stringent adherence to predetermined timelines, budgets, and exacting quality standards.
3. Negotiations: Demonstrate adept negotiation prowess in engagements with vendors, contractors, architects, and engineers, leveraging comprehensive Request for Quotation (RFQ) processes and detailed specification sheets to secure favorable terms and agreements that uphold the project's vision and financial objectives.
4. Risk Management: Assume a proactive stance in identifying potential risks and challenges inherent in real estate projects, preemptively devising and implementing robust mitigation strategies to minimize their impact and safeguard project success.
5. Reporting: Furnish comprehensive, meticulously curated reports on project progress, financial performance, and key performance indicators (KPIs) for management review. Provide insightful analysis and actionable recommendations to optimize project outcomes and mitigate potential challenges.
Requirements
Qualifications:
· Proficiency in Yardi Software or Equivalent or able to learn quick: Demonstrated proficiency in leveraging Yardi Software or equivalent construction management software to streamline project workflows, optimize resource allocation, and enhance operational efficiency.
· Educational Background: Bachelor's degree in Real Estate, Business Administration, or a related field, augmented by a robust foundation in project management principles and practices.
· Proven Professional Experience: Proven track record of success in real estate development, project management, or related roles, underscored by a comprehensive understanding of the intricacies inherent in real estate project execution.
· Interpersonal Aptitude: Possess exceptional communication, negotiation, and problem-solving acumen, complemented by a keen ability to forge and nurture productive relationships with diverse stakeholders.
· Regulatory Proficiency: In-depth familiarity with the Building Department process, including expediting procedures, approvals, and compliance requisites pertaining to engineering and architectural facets, ensuring seamless project progression.
· Willingness to Travel: In office job. Demonstrated willingness and ability to travel as needed to facilitate project engagements, oversee site visits, and nurture stakeholder relationships.
