Full Job Description
We are a family-owned business seeking an experienced construction assistant superintendent to assist in managing our projects and ensure they are delivered on time and within budget. We have grown our business by building mutually rewarding relationships. Therefore, this role requires excellent communication and interpersonal skills with the ability to collaborate with all project stakeholders. The successful candidate will have demonstrated experience iin a multi family building environment, overseeing subcontractors, and managing aspects of the project schedule. Responsibilities
- Oversees subcontractor activities (typically intermediates trades) and subordinates as assigned.
- Assesses subcontractor work progress and negotiates any changes to schedule.
- ·Manipulates and updates 4-week schedule to accommodate any schedule changes for subcontractors under their purview and with consideration to “the flow”.
- Accountable for compliance with submittals and QC/QA
- Communicates via phone and email with subcontractors, Superintendent and PM to schedule meetings and document communication with subs as needed.
- Participates in weekly meetings, produces, and distributes meeting minutes.
- Provide meaningful information and input to the RFI and Change Order process as needed.
- Produces a daily report for any subcontractors under their supervision and submits to the project Superintendent with documentation indicating the resolution of any issues.
- Reviews and ensures compliance with the Schedule D for the subcontractors under their supervision.
- Schedules informal meetings with building inspectors pre-work and formal inspections post work.
- Walks assigned areas of the project daily to accomplish tasks as assigned by the Superintendent.
- Supports job safety compliance and job cleanliness and organization.
- Meets assigned quotas for documenting safety observations, inspections, and hazards.
- Assist in opening and securing the jobsite daily at the beginning and end of the workday or as needed
Requirements
- Requires 5-7 years’ experience leading the construction of multi-family housing
- Demonstrated knowledge of various trades (MEP, structural details, sitework/utilities)
- Skill in reading project plans and specifications with the ability to complete a full plan and spec review for a project
- In-depth understanding of construction operations and processes
- 1-3 years of supervisory experience with the ability to coach and train subordinate staff
- Strong project management and communications skills
- OSHA 30 certification
- Knowledge of local quality, safety, and health guidelines for construction job sites
- Proficiency in MS Office
- Organizational and time-management skills
