Overview

We are seeking a dynamic and motivated individual to join our Investments Team as an Associate. The Associate will play a pivotal role in supporting the team's leadership to oversee the business plan and financial analysis for the Boston Seaport. Unlocked after a decade of development and $22 billion of public investment, Seaport is now home to an ecosystem of more than 350 companies, from global leaders in technology and biotech, to groundbreaking startups. In the heart of the district, WS Development is transforming 33 acres of land, composed of 7.6 million square feet of residential, hotel, office, retail, entertainment, civic and cultural uses, as well as signature public open spaces. The project represents the single largest development project in Boston’s history. 

What to Expect:

The Investments Associate will be responsible for a variety of investment activities relating to acquisition, asset management and capital markets. This is a highly-visible role providing interaction with senior management as well as property focused leasing, development and construction teams. Additional responsibilities involve underwriting and evaluation of potential capital transactions (acquisitions, dispositions, recapitalizations, etc.) including, but not limited to preparing advanced financial models,  proposed investment presentations, and other special projects, as assigned.

The day-to-day experience of the Investments Associate will be varied. The Associate will play a critical role in every phase of the investment process; especially around the evaluation, structuring, and presentation of potential investments.  The Investments Associate will also be a key liaison between WS and its limited partner investors. We are looking for ambitious, analytical, and entrepreneurial candidates who would be excited to join an organization that will be expanding rapidly over the next few years.

  • Assist with the investment process from end to end – deal sourcing to portfolio support
  • Preparing and maintaining Argus models and cash flow analyses for internal evaluation as well as for investors, lenders and third-party consultants
  • Drafting annual business plans for existing assets and investment memos for new transactions
  • Serving as a key point of contact for our equity investors and lenders
  • Creating and managing various databases for both WS properties and comparable properties for portfolio management purposes

You will have an immediate opportunity to be close to all aspects of deals at WS related to The Seaport and use your analytical mindset to be a key contributor to our portfolio in The Seaport.

Working closely with senior leadership, you’ll have the opportunity to grow your influence in supporting high-value work while interacting across all key internal cross functional teams as well as with external investors and lenders. This is a highly-visible role, and the successful candidate will have significant opportunity to grow within WS.

Requirements

  • 5+ years of experience in a fast-paced, professional environment
  • Interest and experience in real estate and asset management
  • Advanced Argus and Excel modeling experience is a requirement
  • Excellent analytical skills and facility with mental math
  • Strong attention to detail
  • Prior experience interfacing with external investors preferred
  • A desire and inclination to take ownership of and lead projects
  • Communication and presentation abilities, including business writing and proofreading
