First Realty Management is seeking an Assistant Property Manager with a "hands-on" approach. This APM will assist in ensuring the efficient operation of several different small to mid-size apartment communities totaling 208 units; A mix of section 8 housing, tax-credit, and market-rate units, all within a scattered site portfolio.
Job Functions:
- Ensures that the resident certification and recertification process is completed promptly and in accordance with established procedures by:
- Sending out notifications, Completing all verifications, and
- Completing and processing all applicable site billings and vouchers.
- Ensures all rental applications and waiting lists are processed and maintained promptly and in accordance with established procedures by:
- Maintaining waiting list,
- Completing required correspondence and rental-related paperwork.
- Completing all appropriate background checks, and leases.
- Completing all other appropriate regulatory paperwork.
- Manages and monitors the rent collection process by:
- Keypunching data, tracking payments, and making deposits.
- Handling delinquent accounts according to the manager's directives and meeting all applicable legal requirements.
- Works with the maintenance team to:
- Ensure apartment readiness for new residents.
- Ensure that work orders are completed promptly.
- Ensures efficient physical operation of property by:
- Conducting regular property inspections, including those appropriate upon apartment turnover.
- Administering and monitoring preventative maintenance program.
- Works with the site Property Manager and Marketing Coordinator to reduce vacancies by:
- Implementing site marketing plan, + shopping assigned property's competition.
- Completing occupancy-related reports and correspondence.
- Fosters and maintains positive resident relations to achieve a satisfactory resident retention rate by:
- Responding to resident service requests and other resident needs in a prompt, efficient, and courteous manner.
- Conducting new resident orientation.
- Covers all site operations in the absence of the Property Manager.
- Other job responsibilities as assigned.
Requirements
- Understanding of property management practices.
- Familiarity with local, state, and federal housing regulations and any housing programs applicable to the property.
- Strong skills in discretion and judgment.
- Excellent communication skills, both verbal and written business English.
- Proficiency in Microsoft Word, and Excel.
- Ability to learn quickly.
- Basic marketing skills.
- Good resident relations/customer service skills.
- Must have some experience in multi-family rental housing with knowledge of; section 8 housing, market rate, tax credits, and Federal, State, and Local housing regulations.
- Must have strong knowledge of affordable housing.
- Must have strong resident relations skills with the ability to communicate effectively both verbally and in writing.
- Proven leadership skills and ability to take initiative.
- Superior judgment and decision-making skills.
- Level of Education/Training/License: Bachelor’s Degree in business preferred.
- Formal industry-related certifications, such as CPO, are desired.
- Experience: 1-3 years of experience with residential property management
