Qualifications
- Exposure to land development and entitlement processes.
- Understanding of how to navigate municipal websites.
- Able to and enjoys effectively communicating and coordinating with other consultants, agencies, and internal team members.
- Communicates in a timely and effective manner within team and with clients, various agencies, and other disciplines working on projects.
- Experience managing and executing multiple tasks and responsibilities at once.
- Operates/performs well in a team environment.
- Works independently with little supervision; exercises independent judgment in completion of work, including directing project activities to complete project.
- Ability to understand client goals and use effective communication to help track project dates.
- Able to track, execute and prioritize multiple tasks and responsibilities at once.
- Demonstrates strong verbal and written communication skills.
- Highly organized, resourceful and detail oriented.
- Working knowledge of Microsoft Office products, Microsoft Project is preferred.
The estimated starting base salary for this role is $ 60,000-$75,000.

Your Day to Day:
- Assist with specific site development due diligence research to help identify development constraints that may include, land use issues, utility availability, traffic impacts, easements, title exception documents, development fees, timing issues, project costs, and other development considerations that might affect the project.
- Assists with the development of conceptual site plans, coordinates site planning and design activities.
- Oversees the entitlement and permitting process for land development, remodel and expansion projects, while coordinating with the Project Manager during the for submittal package preparation and tracking for land development projects.
- Serves as the primary liaison between government agencies and the client, represents the client at public hearings, coordinates responses to various agencies, coordinates development agreements and other documents on behalf of the client, and generally represents the client’s interests to groups involved in the project.
- Coordinates responses to various agencies.
- Assists in tracking deliverables and schedules to ensure timely delivery.
- Assists with preparation of applications (e.g. site plans, and applications).
- Participate in permit expediting activities, permit submittals and tracking for site work, building, fire, health department, etc. including coordination with the various disciplines for required documents.

Requirements
- 2–4-year degree preferred but not required.
- Experience specific to commercial and/or retail land development; bachelor’s degree in real estate, architecture, landscape architecture, civil engineering, planning, or another related field preferred.
Experience
- Typically, 2-5 years of experience with permit expediting. Municipal permitting experience preferred.
