Job Summary:

The Land Acquisition Manager is responsible for sourcing new land in Hillsborough, Pasco, Hernando, Polk, Pinellas, and Citrus Counties for the Tampa Division.

Duties and Responsibilities:

  • In support of and in conjunction with VP Land Acquisition, identify and analyze potential acquisitions for the development of communities in alignment with company and division goals.
  • Evaluate land under consideration for presentation to Division leadership.
  • Develop and maintain property contact listings through continuous networking, research, and analysis of available land; establish and maintain landowner, builder, and developer contacts for available land/lots.
  • Develop, maintain, and monitor inventory of available excess lots for sale by other builders and developers.
  • Responsible for review and preparation of market data and competitive pricing analysis and evaluating the overall feasibility of a potential project.
  • Perform deal analysis and drafts letters of intent (LOI’s).
  • Review survey/title issues and other reports to determine liabilities of potential acquisitions.
  • Works with the Land Team to prepare land acquisition packages for presentation and corporate approval.
  • Manage the bi-weekly Land Acquisition Meeting.
  • Manage the Division’s Land Analyst.
  • Assist with special projects as requested and performs additional duties as required.

Requirements

Minimum Education Experience:

Bachelor’s degree in business, real estate, or civil engineering preferred. 3-5 years of relevant experience in real estate acquisitions (residential a plus). Ability to drive the market, requires a valid driver’s license and good driving record.

Skills and Abilities:

  • Must be a self-starter with the ability to think critically. Able to manage multiple tasks while keeping track of priorities so that all intended objectives are met.
  • Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization.
  • Skilled at Excel, Word, and Power Point, as well as navigating to web (MetroStudy, MLS, MapWise, etc) and government agency sites to obtain information on owners, land feasibility, land values, permits and market trends.
  • Must have current, working knowledge of the Tampa Bay market and geographical locations, specifically Hillsborough and Polk Counties.
  • Ability to research, interpret, analyze, and evaluate given information relative to the acquisition of appropriate land sites.
  • The ideal candidate can work independently and within a team and must be adept in a quick, fast paced environment that changes quickly.

Work Conditions and Physical Requirements:

Office environment and some outdoor environment. Exposure to typical Florida weather conditions, from time to time. Must be able to travel to various sites and other divisions and attend evening meetings.
