Ocean Land Investments seeks a seasoned Director of Accounting with extensive experience in real estate development finance, particularly in multi-family projects, including condominiums in South Florida. The role requires a strategic leader with a proven ability to oversee financial operations, ensure compliance, and contribute to the company’s growth. Key Responsibilities1. Financial Planning and Analysis
- Develop and maintain financial models for ground-up multi-family projects, including cash flow projections, budgeting, and forecasting.
- Analyze project feasibility, profitability, and risk factors to support informed decision-making.
- Provide actionable insights and recommendations on financial strategies and investment opportunities.
2. Budgeting and Cost Management
- Collaborate with project teams to establish and manage project budgets throughout the development lifecycle.
- Implement cost-control measures to enhance project profitability while upholding quality standards.
- Identify cost-saving initiatives and process improvements across development operations.
3. Financial Reporting and Compliance
- Prepare accurate and timely financial reports, including income statements, balance sheets, and cash flow analyses.
- Ensure compliance with accounting standards, tax regulations, and other financial requirements.
- Coordinate with external auditors and tax advisors for audits and tax filings.
4. Treasury and Cash Management
- Oversee cash flow, liquidity, and banking relationships for the company and its affiliated projects.
- Develop strategies to optimize cash utilization, reduce financing costs, and manage financial risks.
- Lead debt financing activities, including loan negotiations, debt service management, and compliance with covenants.
Requirements
Qualifications
- Bachelor’s degree in Finance, Accounting, Business Administration, or a related field; MBA or CPA preferred.
- At least 10 years of progressive finance and accounting experience, with significant exposure to real estate development or construction.
- Demonstrated expertise in financial analysis, budgeting, and reporting.
- Comprehensive knowledge of real estate finance, including development pro formas, capital structuring, and investment analysis.
- Advanced proficiency in financial modeling, Microsoft Excel, and accounting software (e.g., QuickBooks).
- Excellent communication and interpersonal skills to collaborate with stakeholders across all levels.
- Thrives in a fast-paced, entrepreneurial environment with the ability to adapt to evolving priorities.
