Bridge33 Capital is a rapidly growing, vertically integrated real estate private equity firm focused on open-air retail real estate. The Company recently raised $458 MM in its latest opportunistic fund, marking a key milestone for the company.
We are seeking a RETAIL LEASING ASSOCIATE who will report to the Leasing Manager and be responsible for completing renewals and proactively assisting in the marketing and leasing strategies for assigned properties. This is an in-person role based out of our Denver office. Come make your mark as an integral part of Bridge33 Capital!

ESSENTIAL RESPONSIBILITIES
- Work cooperatively with internal teams to execute leasing renewal goals and objectives.
- Proactively identify lease expiration dates and option notice dates and initiate the lease renewal process in a timely manner.
- Contact existing tenants to discuss lease renewal options and negotiate favorable renewal terms.
- Coordinate and prepare lease renewal documents, including amendments and extensions.
- Negotiate tenant renewals with initial guidance from senior leasing team members.
- Conduct market research to stay informed about current rental rates, market trends, and competitors’ offerings.
- Evaluate market conditions and property performance to determine appropriate rent adjustments for lease renewals.
- Collaborate with internal stakeholders to analyze lease terms and identify opportunities for rent optimization.
- Maintain accurate and up-to-date records of lease renewal activities, including tenant communications, negotiations, and lease agreements.
- Generate reports on lease renewal status, occupancy rates, and financial performance.
- Provide recommendations to senior leasing members on lease renewal strategies, rent adjustments and tenant retention initiatives.
- Research and maintain in-depth knowledge regarding consumers, tenants, market trends, and competitors.
- Collect pertinent financial information and business plans to perform necessary due diligence on prospective tenants.
- Evaluate financials, business plans, and other pertinent information to propose, negotiate, and evaluate lease assignments, assumptions, and extensions.
Requirements
QUALIFICATIONS
- A minimum of 3-4 years leasing experience in a retail leasing or marketing role of mixed-use commercial real estate; a bachelor’s degree or equivalent education highly preferred.
- Ability to develop strong relationships and build appropriate rapport as well as constructive relationships internally and externally.
- Demonstrated ability to produce consistent rental growth.
- Strong integrity and work ethic.
- Comfortable working in a high growth organization with high demand expectations.
- Ability to communicate clearly and effectively, both orally and in writing, with different audiences within and outside the organization.
- Ability to calculate tenant rent structures, breakpoints, commissions, sales percentages, occupancy percentage, annualized rent, and square footage.
- Exceptional written, interpersonal, presentation, and communication skills.
- Self-motivated, proactive, and able to work independently and as part of a team.
- Proficiency in using CRM software and other relevant technology.

The annual base salary range for this position is $74,530 - $93,690 and is eligible for bonus opportunity based on individual and company performance.
