Mission:
The mission of the Facilities Project Manager (FPM) will be to oversee and supervise special projects as well as maintenance and repair of all self-storage units and facilities including but not limited to:
- Capital projects of new acquisitions according to business plans.
- Bringing unrentable units back online and ensuring customer satisfaction.
- All branding projects such as signage installation and painting.
FPM also complies with the company and industry standards and regulations for safety
and quality and is expected to show leadership, professionalism, and excellent customer service skills.
Requirements
Key Results:
1. Manage up to 20 asset projects simultaneously
2. All projects are delivered within 5% of budget
3. Establish a list of 10 preferred core trade/vendors for portfolio of 55 properties
Main Objectives & Responsibilities:
- Conduct thorough Due Diligence for new acquisitions by:
o Completing facility audits to assess property condition and identify necessary improvements.
o Ensuring accuracy in documentation related to physical assets and operational practices.
o Collaborating with the acquisitions team to address identified risks and opportunities.
- Develop and manage the annual CAPEX budget for maintenance, repairs, and capital improvement projects to ensure alignment with business priorities and cost control.
- Design and implement a comprehensive preventative maintenance program to extend the lifecycle of facility assets, reduce unexpected downtime, and maintain compliance with safety and quality standards.
- Create and manage a maintenance ticketing system to streamline requests, track work orders, monitor response times, and improve operational efficiency.
- Review and approve vendor contracts to ensure alignment with budget, compliance with company policies, and delivery of value-added services.
- Coach and develop maintenance technicians in the field by:
- Providing hands-on training and mentorship to improve technical skills and efficiency.
- Conducting regular performance evaluations and offering constructive feedback.
- Ensuring maintenance teams adhere to company standards and best practices for safety and quality.
- Ensure timely resolution of maintenance and repair issues, prioritizing customer satisfaction and operational continuity.
- Collaborating with in-house construction and Development team on new Development projects.

7. Due Diligence Expertise: Conduct audits, verify asset compliance, and provide actionable recommendations during the acquisition process.
8. Systems Thinking: Utilize tools, systems, and processes to implement the preventative maintenance program and maintenance ticketing system effectively.
9. Contract Management: Ensure vendor agreements provide cost-effective, reliable services and adhere to company policies and legal standards.
10. Leadership Development: Foster the growth of maintenance teams by providing guidance, accountability, and opportunities for skill enhancement.
Qualifications:
- Bachelor's degree in engineering, construction management, or related field
- At least 5 years of experience in maintenance management, project management, or self-storage industry
- Self-storage experience preferred
- Strong knowledge of building systems, mechanical, electrical, plumbing, and HVAC
- Proficient in MS Office, project management software, and maintenance management software
- Excellent communication, leadership, and problem-solving skills
- Ability to travel frequently and work flexible hours
- Valid driver's license and clean driving record
Benefits
