JOB SUMMARY
The Senior Real Estate Analyst will play a crucial role in shaping our investment strategy and driving the financial success of our affordable housing projects. This role requires a highly analytical and strategic thinker with a deep understanding of real estate investment, construction, and affordable housing development. The ideal candidate will have a proven track record in financial analysis, investment management, and a passion for contributing to affordable housing solutions. ABOUT THE COMPANY

SoLa Impact is an award-winning real estate private equity firm with a double bottom line strategy focused on preserving, rehabbing, and creating high-quality affordable housing in low-income, Black and brown communities. Only five years after starting its first ground-up project, SoLa Impact was recognized as the 16th largest developer in the nation, and the largest developer based in California by the National Multifamily Housing Council.

 

SoLa currently owns and manages over $1.2 billion of multifamily assets, almost all of which are in low-income, Black and brown communities. SoLa is currently leveraging private capital to develop 3,000+ affordable and workforce housing units in California.

 

We are looking to not only help alleviate but to obliterate the obstacle of housing costs in our most marginalized communities. Having successfully raised and fully deployed its fourth fund ($300 million of equity), SoLa Impact expects to raise over $1.5B through a series of funds over the next 3-5 years from a combination of institutional investors, family offices, and high-net-worth investors. SoLa Impact’s work and strategy have also been the subject of business school case studies at both USC’s Marshall School and Columbia Business School’s Masters of Real Estate program.

Requirements

  • Develop and implement investment strategies that align with the company’s goals for affordable housing development and financial growth.
  • Lead the analysis and evaluation of potential investment opportunities, including market research, financial modeling, and risk assessment.
  • Collaborate with senior leadership to drive strategic investment decisions and long-term planning.
  • Conduct comprehensive financial analyses, including pro forma modeling, feasibility studies, and return on investment (ROI) assessments for prospective projects
  • Evaluate the financial performance of existing investments, identifying opportunities for optimization and improvement
  • Prepare detailed investment reports and presentations for internal and external stakeholders
  • Conduct thorough market research to identify emerging trends, opportunities, and challenges in the affordable housing and construction sectors
  • Provide actionable insights and recommendations based on market data and competitive analysis
  • Stay updated on industry regulations, policies, and best practices affecting affordable housing investments
  • Lead the due diligence process for potential investments, including site visits, financial reviews, and coordination with external advisors
  • Monitor and manage the performance of investment portfolios, ensuring alignment with strategic objectives and financial targets
  • Develop and maintain financial models to support project financing and investment decision-making
  • Work closely with internal teams, including development, construction, and finance, to ensure cohesive and strategic investment planning
  • Foster relationships with external stakeholders, including investors, lenders, government agencies, and community organizations
  • Represent the company at industry conferences, investor meetings, and public forums to enhance our profile and influence
  • Identify and implement innovative investment approaches and financial tools to enhance the efficiency and effectiveness of our investment strategies
  • Drive continuous improvement in investment processes, methodologies, and reporting systems
  • Mentor and support junior analysts, fostering a culture of excellence and continuous learning

EDUCATION & EXPERIENCE

●        Bachelor’s degree in Finance, Real Estate, Business, or a related field

●        Minimum of 3 years of experience in investment analysis, real estate finance, or a related role, with a focus on construction and affordable housing

●        Strong track record of successful investment management and financial analysis in the real estate sector

●        Extensive experience with financial modeling, valuation, and investment analysis techniques

●        Proven ability to manage multiple projects simultaneously, ensuring timely and accurate delivery

●        Familiarity with affordable housing financing structures, including tax credits, grants, and subsidies

SKILLS & ABILITIES

●        Exceptional analytical and financial modeling skills with proficiency in Excel and other financial software

●        Strong understanding of real estate markets, construction processes, and affordable housing development

●        Excellent communication and presentation skills, with the ability to convey complex financial concepts to diverse audiences

●        Strategic thinker with strong problem-solving abilities and a proactive approach

●        High level of integrity, professionalism, and attention to detail
