JOB SUMMARY
SoLa Impact, a successful opportunity zone private equity fund, is seeking a full-time Property Manager II to join our team. The Property Manager II will enhance the quality of service to our tenants, subsidy partner staff, government officials and increase productivity and efficiency of our Property Management Division. Accountable for the hands-on management of a specific portfolio of properties under our ownership, the Property Manager II works daily to achieve division and department goals including but not limited to: tenant retention, scoring excellent customer service on tenant surveys, rent and service fee collections, leasing and maintenance coordination. Under the general supervision of the Senior Property Manager, with additional guidance provided by the Assistant Director, the Property Manager II manages properties’ daily duties with a team of property management staff to maintain stellar property conditions, adhere to local real estate laws and regulations, and add value to the lives of our tenants while mitigating losses to our investors and partner property owners.

Requirements
ESSENTIAL DUTIES
- Post legal notices and letters to tenants;
- Complete unit inspections to ensure properties are compliant with subsidy, Section 8 (HACLA/LACDA) habitability standards;
- Ensure vacant units are ready for city, county and subsidy partner inspections;
- Prepare preventative maintenance inspection reports on a weekly basis;
- Complete regular reporting to internal department heads and staff;
- Provide tenant customer service by phone/email/text;
- Assist in managing the inventory of vacant apartments and coordinate with construction staff, maintenance and leasing staff to turn units and re-rent;
- Prevent abatement of rents due to non-compliance with Section 8 regulations;
- Coordinate property management tasks with teammates, mainly the Property Managers, Office Manager, Property Management Administrator, Collections team and Leasing team;
- Engage and inspire team members to ensure individual and team goals are met on a daily, weekly, monthly and annual basis;
- Participate in training for property management team;
- Complete other tasks and projects as assigned.
EDUCATION & EXPERIENCE
- Minimum 5 years’ experience in property management in Los Angeles and LA County;
- Bachelor’s Degree in related human services or social sciences preferred;
- Proven experience in a leadership position;
- Advanced knowledge of property management including fair housing laws, rent control regulations (RSO/SCEP) and recently passed COVID-19 relief laws and eviction restrictions.

- Ability to present information in a concise and easily understood manner;
- Ability to exercise discretion and independent judgment;
- Organized, proactive/self-starter, creative, detail-oriented, and critical thinking skills required;
- Proficient Microsoft Office, Yardi Voyager (a plus), CRM and data management.
