As a Maintenance/ EVS Director you will supervise the day-to-day operations of the Maintenance, Housekeeping, and Laundry Departments in a safe and efficient manner in accordance with company policy and procedures, current federal, state, and local standards, guidelines and regulations governing the facility, and as may be directed by the Executive Director, to assure that the facility environment is maintained in a clean, safe, and comfortable manner.
Job Description
- Plan and execute regular maintenance, housekeeping, and laundry tasks, including plumbing, electrical, HVAC, carpentry, and general repairs to ensure the facility’s optimal functionality.
- Develop and implement a preventative maintenance program to maintain all equipment and systems.
- Conduct regular inspections of the facility to identify potential maintenance/ housekeeping/ laundry needs, safety concerns, and code compliance issues.
- Develop and implement emergency response protocols for facility issues; be available for emergency maintenance/ housekeeping/ laundry needs.
- Oversee the upkeep of the facility’s exterior, including landscaping, parking areas, and walkways.
- Manage the facility’s inventory of maintenance/ housekeeping/ laundry supplies and equipment, ensuring adequate stock levels.
- Respond promptly to maintenance/ housekeeping/ laundry requested and emergencies, addressing issues in a timely and effective manner.
- Maintain accurate records of maintenance/ housekeeping/ laundry activities, including work orders, repairs, and expenditures.
- Oversee external contractors and vendors specialized for maintenance/ housekeeping/ laundry projects.
- Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff.
- Strive to create a safe, comfortable, and aesthetically pleasing environment for residents and staff.
- Supervise and lead a team of maintenance/ housekeeping/ laundry staff, including hiring, training, scheduling, and performance evaluations.
- Maintain the fire alarm and emergency generator system in good working order, performs test on fire alarm and emergency generator system weekly and keeps required records of test results
- Review and evaluate the work performance of assigned personnel as well as counsel/discipline assigned personnel according to established company personnel policy
- Assign work assignments and duty schedules
- Ensure that the center adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her/ their role in carrying out the center’s fire, safety and disaster plans and by being familiar with current SDS
- Update of the Hazard vulnerability Assessment on an annual basis
- Update the Center’s Disaster Plan on an annual basis
- Put Customer Service First: Ensures that residents and families receive the highest quality of service in a caring and compassionate atmosphere which recognizes the individuals’ needs and rights
Requirements
Qualifications
- Must Have 5 years of Maintenance & EVS Supervisory Skilled Nursing Facility Experience
- High school degree or equivalent and basic training in electrical, plumbing, heating and HVAC systems;
- Remains on call for emergencies seven days a week, twenty-four hours a day;
- 3 years’ experience in operation of boilers, compressors, generators, etc., as well as various mechanical, HVAC, electrical and plumbing systems.
- Knowledgeable in building codes, safety regulations, maintenance practices and procedures
- Licensed in accordance with current applicable standards, codes, labor laws, etc.
- Ability to plan and carry out programs in repair, new construction, and equipment installation.
- Ability to understand, control and track direct spending and labor budgets.
