Full Job Description
Project Support Services is seeking a highly skilled Construction Project Manager to oversee both minor and major facility renovations at existing childcare center sites under a contract with the LACOE Head Start-State Preschool Program. Typical renovations may include replacement of modular building classrooms, general maintenance repairs, playground upgrades, shade structure installation, ADA (American with Disabilities Act) upgrades, and other related work.
Project management services for the various phases of project development from Pre-Construction to Close-Out will most likely include, but not be limited to:
- Participation in project pre-construction planning meetings
- Review of project scope and budget
- Participation in project job walks with potential contractors
- Coordination with delegate agency in preparation and packaging of construction bid/proposal documents for award of contracts
- Coordination in obtaining bids/proposals from potential contractors
- Coordination with delegate agencies in award of contract or issuance of purchase orders
- Coordination with delegate agencies and contractors on planning and scheduling of work
- Weekly construction observation focused on adherence to specifications, contract requirements, and quality control assurance
- Monitoring all associated project costs and invoices throughout the project
- Analyzing and commenting on change orders
- Reviewing and commenting on contractor pay applications
- Coordinating, reviewing, and collection of contractor’s weekly certified payroll
- Coordinating and collecting project closeout documentation
- Issuing weekly project status reports to LACOE
- Other related construction management services as required

Requirements
MINIMUM QUALIFICATIONS
The Construction Manager assigned to the Project(s) must have a requisite amount of experience and/or education.
The eligibility requirements are outlined below:
- A Bachelor's degree from an accredited institution in one of the qualifying degrees listed below AND at least
- 2 years of commercial construction management experience, or
- A 2-year undergraduate qualifying degree (AA/AS level) from an accredited institution in one of the qualifying degrees listed below AND at least 4 years of commercial construction management experience.

ADDITIONAL QUALIFICATIONS
- Willing and able to travel and perform outdoor site walks in all weather conditions
- Have own source of reliable transportation
- Ability to manage multiple projects at once
- Have an understanding of construction practices, methods, means and terminology
- Experience with public procurement, bidding, and award of contract
- Willing and able to work evenings and weekends if necessary
